Signs that your roof may need to be repaired or replaced:

Your roof is consistently being exposed to elements like rain, snow, and sun, causing it to wear down over time. This long-term wear from the elements can result in broken, missing, buckling, or curling shingles. Any missing or damaged parts of your roof can cause severe damage to your home or business.

The average asphalt shingle roof lasts about 15 to 25 years. Metal or tile roofs can have a longer lifespan. It's important to make sure you pay close attention to the health and condition of your roof. Your roof can have warning signs to help you determine if it needs to be repaired or replaced. Remember, any delay could result in higher costs and more problems down the road. 

 

General Warning Signs

  1. ​Hail can damage shingles, causing cracks and dents that can allow water to leak into the home or business over time. 

  2. Ice forming on the edge of the roof can cause issues. Ice formation can mean your roof may have a ventilation issue. If your roof is not properly ventilated, heat from the attic can melt the snow, which can cause the water to soaks into the materials of the roof. 

  3. Severe storms can cause winds strong enough to peel back shingles and cause trees to fall through your roof. ​Missing shingles can lead to leaks and other interior damage. 

  4. Curling shingles can be a sign of a more severe issue, such as leaking. Curling shingles can mean your roof will need replacement. There are many reasons as to why shingles can start to curl. The shingles were not appropriately aligned, poor installation, they're old, poor ventilation in the attic or the roof has been previously layered. 

  5. Loose granules can be an indication that your roof is at the end of its life, and a replacement is needed.

  6. ​If you find patches of shingles that are cracked, damaged, or buckling, then repairs are needed. 

  7. Water stains on the ceilings, walls, or the exterior of your home or business may be a sign of a leak in your roof. 

  8. Small squirrels, rodents, or birds can take up residency in your attic. You most likely have a hole or a rotting section in your roof, allowing critters to nest.

  9. If a section of your roof droops in, then your roof is in immediate need of replacing before further damage occurs.
